But with buyers? It’s more heart-driven. You’re not just searching for a house, you’re imagining a future. We’ll walk through living rooms and picture how your furniture fits. We’ll talk through school zones, commute times, neighborhoods that “feel right.” You’ll lean on me to help you make one of the biggest investments of your life and I don’t take that lightly.

STEP-BY-STEP HOME BUYING GUIDE
Buyer/Agent Relationship
Before we tour homes, we'll sign a Buyer Representation Agreement (a new requirement for all agents nationwide). This protects your interests and gives me the ability to fully advocate for you. You won’t be left to deal with sellers or their agents on your own. I’m here to communicate on your behalf, negotiate for your best interests, and guide you every step of the way.
Get Pre-Approved
One of the most important early steps is to get mortgage pre-approval. A lender will assess your finances and issue a letter that shows sellers you're serious and qualified. This tells us what your true budget is, helps narrow down homes, and makes your offer stronger in a competitive market.
I’ll connect you with trusted local lenders and help you navigate the home loan process. You’ll feel confident and informed, whether this is your first time or you’re a seasoned buyer looking for a refresher on home financing tips.
Tip: Pre-approval is different from pre-qualification. It carries more weight because it’s based on verified information.
Showings
Once you’re pre-approved, I’ll create a custom home search tailored to your preferences—price range, location, number of bedrooms, features, and more. From there, you can favorite properties, ask questions, and message me any time to schedule showings.
But my role doesn’t stop at opening doors.
Before we view a home, I’ll help you evaluate whether it truly matches what you’re looking for. Sometimes a property looks perfect online but doesn’t tell the whole story... location quirks, layout issues, or features that don’t fit your lifestyle. Other times, a home might check more boxes than you realized.
I’ll talk through each listing with you and give you honest insight on how well it aligns with your needs, goals, and long-term vision. My goal isn’t just to show homes, it’s to help you focus on the right homes.

Make an Offer & Go Under Contract
Once you find the one, I’ll help you make a competitive, strategic offer. We’ll go over all terms—price, deadlines, contingencies—together so you know exactly what you’re signing. Once the seller accepts, the real work begins!
I’ll coordinate with your lender and attorney, help with scheduling inspections, and manage key deadlines from contract to closing.
Due Diligence Period
This is your chance to really investigate the property. During this time, you can:

Get a home inspection

Request repairs or negotiate credits

Walk away if major issues arise
I’ll coordinate inspections and help you understand your options so you can make confident decisions moving forward.
Final Loan Approval & Title Work
Your lender will verify final documents and order an appraisal to make sure the home meets requirements. Meanwhile, your attorney will make sure the title is clean (free of liens or claims). Once all that checks out, we’re on the home stretch.
Closing Day!
We’ll do a final walkthrough to ensure everything is in order. Then meet at the attorney’s office to sign your closing papers. You’ll get your keys and officially become a homeowner!
